Ardhisasa (also written Ardhi Sasa) is Kenya's online land system. It lets you search land records, apply for land services and pay land charges without queuing at a registry. This guide shows you how to do the Ardhisasa registration, how to log in to your Ardhisasa account, what to have ready, and what to do when something goes wrong.

What is Ardhisasa?
Ardhisasa is the government's digital land management system, run by the Ministry of Lands and Physical Planning. It moves land records and services from paper files to one online platform. The official portal is ardhisasa.lands.go.ke. Always type this address yourself or use the link above, and be careful with look-alike websites.
What you can do on Ardhisasa
- Land searches: check who owns a parcel and whether any restrictions are registered on it.
- Title deed services: apply for new titles, replacements and transfers.
- Lease and rent: submit lease applications and pay land rent.
- Land rates: pay online. See our guide on how to pay land rates in Kenya.
- Subdivision and change of use: send mutation and subdivision requests.
- Caveats and charges: lodge legal restrictions or mortgages.
Which of these services you can use depends on whether the registry that holds your parcel has been added to the system.
Why people use it
- Faster service than paper processes.
- A digital record of every step, which helps reduce fraud.
- Access from your phone or computer at any time.
- Fewer trips to government offices.
Which counties use Ardhisasa?
Ardhisasa started in Nairobi in 2021. According to a notice from the State Department for Lands dated 17 July 2026, it has also been rolled out in Murang'a, Isiolo and Mombasa Island. More Mombasa registration blocks were due to go live on 20 July 2026, and the department says it plans to keep expanding across the country.
The rollout changes often, and it happens registry by registry. Before you plan around Ardhisasa for a parcel in Kiambu, Machakos, Kajiado or any other county, check with that county's land registry or on the official portal whether your area is covered yet.
How to register an Ardhisasa account
You need an account before you can use most services. Registration is free and takes a few minutes. These steps follow the process the portal has used for individual accounts. If the portal asks for something different, follow the portal.
- Open the official portal. Go to ardhisasa.lands.go.ke and choose Register.
- Choose the account type. Pick individual or company.
- Enter your details. Type your details exactly as they appear on your national ID, such as your names and ID number. Have your phone number and email address ready. Company accounts ask for the registered company name and registration number.
- Verify with the one-time codes. The system sends a code (OTP) to your phone and email. Enter both to confirm them.
- Set a password and submit. Accept the terms and submit. You then receive your Ardhi Sasa ID, which you will use when you add or transact on a property.
Keep a copy of your KRA PIN certificate and your national ID nearby. You will need them in the next step.
How to log in and add your property
To log in to your Ardhisasa account, open the official portal, choose Log in and enter the details you set during registration. If you forget your password, use the reset option on the login page.
Before you can transact on a parcel, it has to be added to your account and checked against the manual land records:
- Log in and open My Properties.
- Choose to add a property and enter the parcel number and the owner's Ardhi Sasa ID.
- Upload a copy of the title and the supporting papers, such as the owner's ID and KRA PIN certificate.
- Confirm and submit. Ministry officials then review the application.
Verification can take time, so start early if you are buying or selling land.
How land search fits in
A land search shows the registered owner of a parcel and any caveats, charges or restrictions on it. Do one before you pay for any plot. Our guides walk you through it:
Common Ardhisasa problems and fixes
| Problem | What to try |
|---|---|
| Account verification takes long | Check that your names and ID number match your national ID exactly, then try again. If it stays stuck, contact the Ministry of Lands through its official channels. |
| The one-time code does not arrive | Check that your phone number and email are typed correctly, check your spam folder, wait a few minutes and request a new code. |
| Your property will not verify | Check the parcel number and the details on the title. Also confirm that the registry for your area is already on Ardhisasa. |
| The site is slow or shows errors | Try another browser such as Chrome or Firefox, clear your cache, or try again outside busy hours. |
| A payment fails | Check the amount and the payment method, retry once, and keep your payment confirmation in case you need to follow up. |
